All fees paid to property. Unless a fee is explicitly identified as refundable, all fees are non-refundable. Security Deposit amount is subject to change based on screening results; total deposit will not exceed any legal maximum. Resident is responsible for activating and maintaining utility services, including but not limited to electricity, water, gas, and internet, as specified in the lease. Some fees may not apply to apartment homes subject to an affordable program. Resident is responsible for damages that exceed ordinary wear and tear. Some items may be taxed under applicable law. This guide does not modify the Lease. Additional fees may apply in specific situations as detailed in the application and/or lease agreement, which can be requested prior to applying.

  1. Residents choose either the one-time refundable deposit above (Move-In Basics) or the corresponding monthly Security Deposit Alternative Fee (Essentials) for their approval tier – not both.
  2. Billed monthly with rent; total amount varies by community and usage.
  3. $25.00/month for 1 pet, $50.00/month for 2 pets (rent); $300.00 for 1 pet, $400.00 for 2 pets (one-time, non-refundable fee).
  4. $50.00 initial late fee, plus $10.00 per day until rent is paid in full.
